The five fully arable properties – ranging in size from 36.20 acres up to 390.52 acres - are all situated within 10 miles of Arbroath.

The properties offer local buyers an excellent opportunity to add-on to their existing business, while the inclusion of a large solar PV array and underground irrigation system may be of interest to a single buyer looking to purchase a large portfolio of prime arable land in the area.

The largest unit is East Mains of Dysart, which lies two miles to the south of Montrose and extends to approximately 390.52 acres. This well regarded farm, which overlooks the Montrose basin, will grow high yields of cereals, potatoes and carrots and comes with a full underground irrigation system including lagoon and borehole.

East Hills, which lies between Forfar and Arbroath, is another quality arable unit with the added benefit of having a 150kW solar panel system and a full array of purpose built farm buildings. Extending to approximately 164.37 acres, East Hills will also grow high yields, while the solar income adds in the region of £30,000 of benefit to the farm.

Burnhead is located directly to the south of East Hills and extends to approximately 36.20 acres, while Smallburn is located to the west of the village of Greystone and extends to approximately 93.55 acres. Both arable units will grow a wide range of crops and would form useful add-ons to existing farm businesses in the local area.

The final block of land at Paradise is located directly to the north of Arbroath and extends to approximately 93.97 acres. The two fields, which are bounded by public roads, are surrounded by residential properties and may be suitable for small-scale housing development in future, subject to the appropriate planning consents being sought.

In total, the five properties, which are available as a whole or in individual lots, extend to approximately 778.61 acres (315.1 hectares) and are being marketed through Bell Ingram for offers over £7,420,000 as the whole lot.

Stewart Hamilton, of Bell Ingram’s Forfar office, said: “We are delighted to be able to offer these five properties to the market.

“Each one is productive and well situated and, whether purchased as a whole or individually, offers a fantastic opportunity to buyers to expand their existing business. We are looking forward to seeing the interest it generates.”
