Prime Aberdeenshire farm comes onto the market

Bridgend Farm, a compact farm with a four bedroom farmhouse beside Kintore in Aberdeenshire, is available for buyers to purchase as a whole or in individual lots.

The farm is a former ale house and coaching inn on the Great North Road – named ‘Bridgealehouse’ - which operated beside the canal and later for the nearby Kintore railway station which opened in 1854. The farm later became known as Bridgend.

It is situated to the North of the village of Kintore, just three miles from Inverurie and 12 miles from Aberdeen. It is planned to put a railway station to the north of Kintore once more, which will be close to the farm.

Lot 1 comprises the Farmhouse, steading and paddocks and extends to about 1.98 hectares (4.89 acres) in size. Bridgend Farmhouse is a grade C listed, traditional L-plan, four bedroom, two storey stone and slate dwelling with a lean-to extension at the rear.

The property is in need of modernisation and upgrading and, once renovated, would become a comfortable and spacious family home. It comprises a hallway, sitting room, dining room, study/bedroom, kitchen/living and bathroom on the ground floor, with four bedrooms situated on the upper floor.

At the front of the farmhouse is the garden area, which features mature trees and a small summer house with pan tile roof.

Lot 2 is arable/grazing land extending to approximately 1.26 hectares (4.89 acres) and Lot 3 is arable/grazing land extending to approximately 11.68 hectares (28.86 acres). The land is currently all in grass but is understood to have been cropped in the past.

Bridgend Farm is being marketed through Bell Ingram and is for sale as a whole for offers over £400,000 or as individual lots, with Lot 1 priced at offers over £250,000, Lot 2 offers over £15,000 and Lot 3 for offers over £135,000.

James Petty of Bell Ingram in Aberdeen, said: “We are delighted to be able to offer Bridgend Farm to the market. It is a well situated farmhouse and steading with development potential which includes almost 39 acres of land if purchased as a whole. It is capable of supporting both livestock and arable production and we are looking forward to seeing the interest it generates.”
