Many of the reception rooms and bedrooms enjoy uninterrupted views over the beautiful surrounding countryside.
The integral double garage has an upper level, with store room and home gym.
These rooms offer considerable flexibility for use perhaps as additional guest accommodation, hobby rooms or home-working space, subject to any necessary consents.
The land at Lendrum extends to approximately 313.51 acres (126.88 hectares) of productive Grade 3(2) agricultural land, according to the James Hutton Institute.
Divided into 16 fields, the land has historically produced good cereal yields alongside supporting a successful livestock enterprise.
Emma Newlands of Galbraith, who is handling the sale, commented: “This is a productive and versatile mixed farm, successfully integrating arable and livestock enterprises.
"The farmhouse has been finished to an exceptional standard, offering the opportunity for a superb rural lifestyle in this very scenic and accessible location.
"In addition the wind turbines and battery storage system enable efficient and cost-effective energy management while the bothy offers the potential to create a holiday let or rental property, subject to the necessary consents.
"This is an outstanding farming opportunity in a highly desirable location.”
Lendrum benefits from an extensive and versatile range of traditional and modern agricultural buildings, set around a sizeable and well-equipped yard.
The modern buildings include a Dutch Barn; two further buildings providing grain storage and workshop accommodation; a feed store and Cattle Courts. The traditional steading provides a highly functional range of agricultural buildings.
The detached one-bedroom bothy offers excellent potential for a variety of uses, including as guest accommodation, holiday letting, multi-generational living or for home-working.
The bothy is very well presented, single storey and incorporates accessibility features for people with limited mobility.
There are renewable technologies at Lendrum including two wind turbines, a biomass boiler and battery storage system.
The turbines are principally utilised to provide electricity for the holding’s agricultural operations, including uses such as grain drying and other farm energy requirements.
The turbines also benefit from a Feed-in Tariff, with the current agreement running until February 2032. The battery storage system is used to store surplus electricity generated by the turbines, helping to maximise the use of renewable energy produced on site.
The property extends to about 313.51 acres (126.88 hectares) in all and is situated about 1.25 miles from the hamlet of Birkenhills and four miles south of Turriff, a historic market town in rural Aberdeenshire.
Inverurie and Aberdeen are 14 miles and 26 miles respectively.
Historical note - Lendrum is steeped in history being the home of the ‘Turra Coo’, which catapulted Lendrum to national fame.
When Chancellor David Lloyd George brought in the National Insurance Act in 1911 Robert Paterson, the then farmer at Lendrum, refused to pay contributions as he felt he looked after his workers well enough.
In 1913 bailiffs came to Lendrum and impounded a white dairy cow intending to auction her in Turriff and set the proceeds against Paterson’s un-paid contributions.
Some 4,000 men congregated in Turriff on the day of the auction in support of Paterson and the resulting riot stopped the auction and in the melee the cow escaped. She was eventually re-captured and sold in Aberdeen, being purchased by a group of local farmers and returned to live out her life at Lendrum. There is a memorial for this event at the entrance to the farm.
The farm is also the site of the Battle of Lendrum, fought in the 11th Century between Donald of the Isles and The Thane of Buchan.
The battle took place in a field since known as the ‘Bloody Butts’ and superstition held that grain grown in this field could not be harvested without strife and bloodshed amongst the reapers. Fortunately, this has proved not to be the case!
