Exceptional residential and agricultural portfolio hits the open market

An exceptional residential and agricultural portfolio with extensive waterfrontage has hit the open market.

The Derrypark & Glenbeg Portfolio is a spectacular 517-acre (209-hectare) residential, agricultural and sporting portfolio which is brought to the open market with Savills. It is being offered for sale as a whole for €1.6m or in six lots, with lot prices from €50,000 to €590,000.

The Portfolio offers a variety of opportunities and includes six residential properties which are all beautifully positioned around the banks of an inlet of Lough Mask, with magnificent outlooks over the water and towards the dramatic mountain ranges. The ruggedness of the mountains and the stonewalls give a timeless atmosphere, while in all this beauty there are six houses and cottages along about 2,780 metres of shoreline, on both sides of the bay. There is direct access to the lough and boat moorings from each house or cottage.

The Derrypark & Glenbeg portfolio is situated in County Mayo amongst unspoilt rural countryside which is a haven for wildlife. There are terrific sporting opportunities on the estate and in the surrounding area, with premier-quality fishing and boating on Lough Mask and shooting and stalking available locally. The dramatic countryside combined with the sporting amenities, ensures that the lo-cal area is a popular destination for tourists.

The Portfolio has a number of income-generating streams, including a successful holiday-letting business, an angling centre with fishing on Lough Mask from six boats and an in-hand farming business with Entitlements to the Basic Payment Scheme. The farm carries a breeding flock of about 500 hill ewes which are lambed outdoors and graze on the 425-acre Glenbeg Hill. There are three small sets of farm buildings within the portfolio.

James Butler, Head of Country Agency with Savills commented on the sale: “The Derrypark & Glenbeg Portfolio presents a variety of options for buyers; from those looking for an idyllic waterside retreat to investors with natural capital interests seeking an expanse of land. This combination of assets is very rarely offered for sale and I anticipate interest to come from local and international buyers who are searching for the rural tranquillity and amenity that this fabulous west of Ireland location offers.”

The Portfolio is in two principal blocks; Derrypark, situated to the north of the lough’s inlet and Glenbeg, situated to the south. A 17-acre block of farmland lies a short distance to the east of the principal landholding at Glenbeg. A notable attraction is that the properties situated at Glenbeg are all accessed off a minor road which terminates midway along the peninsula, resulting in a limited volume of passing traffic.

Mr Brian Joyce, the current owner of The Derrypark & Glenbeg Portfolio commented on the sale: “For more than 30 years we have enjoyed hosting tourists and anglers from around the world, with many repeat visitors. However, the property is more than a business to us, it’s a beautiful place to live and work. The rugged scenery, combined with the remoteness of this valley, give a sense of be-ing immersed in nature, while the closeness of the lake and the mountain make fishing and bird-watching very convenient. Whether you are working with sheep, walking or fishing, the superb scen-ery is all around. While we are sad to be placing it on the market, it has never looked better and we hope that the new owners will derive as much pleasure from it in the future as my family has over many generations.”
