Investment opportunities as Moy Park poultry holdings go on the market

Investment opportunities have arisen after various poultry holdings, previously operated by Moy Park, were launched to the market in Northern Ireland this week.

The holdings in question now require extensive refurbishment and refitting due to age and condition.
Moy Park propose to offer the farms to developers/investors and, following a comprehensive refurbishment to an agreed specification, will enter into a new modern 15-year lease whereby they will operate the farms as tenants.
Refurbishment and refitting works will be carried out by the investor following acquisition of the lands.
On completion of the works, the refurbished farms will be handed over to Moy Park as tenant operator, to add to their existing poultry growing floor space in Northern Ireland.
The purchaser, as part of a rental deal going forward, will need to arrange for the provision of a dwelling house within the vicinity, for the purposes of housing a joint farm manager as required.

The sales of these holdings are being handled by O’Connor, Kennedy, Turtle (OKT), who are open to offers.
There are two established sites at 84 Benvardin Road, Ballybogy, and 19 Gateside Road, Coleraine, with 20 existing poultry houses and a total capacity of 310,000 birds.

At the Benvardin Road holding, there are eight poultry houses lying within a 4.2 acre site, just a short distance from Ballybody on the eastern heading road in the direction of Ballycastle.

It is accessed along a laneway to the side of a third party farmyard.
The condition of the houses range from “fair to poor”.

The Gateside Road holding comprises 12 poultry houses within a five acre plot, which is largely laid out in concrete.

It is situated just two miles north of Coleraine.

The poultry sheds are relatively dated and do not have windows, so they will require modernisation.

A further two established sites, with nine poultry houses and a total capacity of 270,000 birds, are located a short distance along the Nutts Corner Road.

The poultry sheds sit within 7.1 acres, including a former runway strip.

These sheds are in need of modernisation in order to meet the requirements going forward.
There are three detached bungalows within a 0.8 acre plot adjacent, and these are also included in the sale.

The houses are in fair repair, but will likely require some modernisation.
